Residential Districts in Bratislava

Bratislava is divided into 5 residential districts. The most popular area for expatriates is the historical center of town in the first district, Bratislava I – covers Old town (Stare mesto, historical part of the city, pedestrian zone), popular residential areas Palisady (hillside to the castle) with residences situated in refurbished historical buildings. You can find nicely refurbished places in houses around Tesco department store and also modern residencial buildings on Dunajska and Moskovska. When you decide to settle down in the city center you will find everything in walking distance. There are public parks here, like Medical Garden and Presidential Garden. There is no need to have a car (just for major shopping excursions or weekend trips out of the city). In the center, you need to be ready for parking problems since there are not enough parking places in the streets. There are public underground parking places available for a higher price. Some apartments come with parking possibility in the yard or you may need to arrange a garage or a reserved parking place from the city, for an extra cost.
 

Bratislava II residential area with sport stadiums and modern residential complexes on Strkovec, Travniky, Ruzinov, Jegeho, Mierova, Trnavka and towards shopping centers close to the airport. There are more bussiness centers located here.
 

VIP residential areas are situated in Bratislava III, large green area Koliba, Carpathian hillsite with a TV tower on top. This popular place suitable also for weekend trips, hiking and biking is onsidered one of the most expensive areas of town. Recently new and luxury residential buildings were built up here. It takes only about 10 minutes by trolley bus from Crown Plaza to get to safe and luxury Parkville complex, Villas, Brectanka residence.  The other side of this hill turned towards fourth district with international schools is Kramare - quiet residential area offering comfort of being cloe to the nature and the center at a time. Conveniant connection from Koliba to Patronka and Dubravka. Raca – more distant place connected by tram to the city center.  There are also bussiness centers located here near Polus shopping mall.

Bratislava IV – New and modern residential block of flats has been recently built in Bratislava along Danube river: residential complex Karloveske rameno, Condominium, River park,... Since Bratislava is not a big city you should not be worried about living next to your place of work or school of your kids. You can easily drive from one end to the other by use of a car or well functioning public transport (bus, trolley bus or tram).  International schools are located in this district: Karlova Ves, Dubravka, Devin. This part offers also opportunity for hiking and having rest in green. When you have small children and plan to live really close to an international schools, you may wish to look for an apartment or house in the fourth district. However, in case you prefer the center or another VIP area you should not be worried. There is a public transport or a school bus taking kids to school from any residential district. 
 

Bratislava VPetrzalka, this is the largest residential part on the other side of Danube river with modern and popular shopping mall Aupark where recently new residential complexes has been risen up. For expats, this residential part was not attractive due to old concrete blocks. Nowadays, new residential and shopping areas offer really safe and comfortable living, only 5 minutes to historical center.  Krasovskeho, brand new luxury residence right next to park Janka Krala is having a big potential. Situated right over the old bridge, next to Aupark and close to the green Danube area ofering perfect tract for biking and hiking.  There are more new residencial buildings next to motorway to Hungary and Austria.
 

Small towns closely neighboring Bratislava such as Devinska Nova Ves, Lamac, Zahorska Bystrica or Svaty Jur are also attractive and there are a lot of new houses being built in such areas.
